Many property owners lack the vision or resources to reposition their assets effectively.  Our strategy capitalizes on predictable capital expenses and the high demand for tenant spaces sized 20k-40k SF, which are scarce.

  • Tertiary market locations dissuade large national developers from investing.

  • Minimal investment needed for cosmetic repairs and modernizations.

  • Major expenses like roofs, parking lots, and lighting are foreseeable.

 

Leveraging our strong tenant relationships, we efficiently fill vacancies with quality companies, ensuring faster lease-ups and premium rental rates.  The sponsors have a proven track record of working with quality tenants including: Meijer, Michaels, Ulta, Five Below, and Pet Smart.  We look to bring these and other quality retailers, along with alternative uses such as medical, entertainment, education, and fitness, to our centers.
